Rental Lease-Up for GTA Developers
The leasing team behind Camrost Felcorp’s Upper East Village in Leaside. We plan, price, market and lease new buildings, and report to you every week.
Case study: the Upper East Village
Camrost Felcorp’s Upper East Village, on Eglinton Avenue East in Leaside, is three buildings with three different leasing jobs. Big City Realty has been the leasing team for all three.
- 36 Brentcliffe Road: lease-up of a purpose-built luxury rental
- 25 Frederick Todd Way (The Frederick): leasing purchaser-owned suites from first occupancy
- 33 Frederick Todd Way: ongoing leasing for condominium owners

How a lease-up runs with us
One team, one process, from before occupancy to the last suite.
Plan before occupancy
Rent pricing by model and floor, a release plan, floor plans and photography, and a leasing timeline matched to your occupancy dates.
Market on and off MLS
MLS listings plus an exclusive off-MLS pool, with listing caps per model so suites don’t compete against each other on price.
Lease and screen
Showings by an on-site leasing team, co-operating agents welcome, and in-house tenant due diligence before any offer reaches you.
Report every week
A weekly leasing report: leases signed, pace by model, pricing changes and what’s next. You always know where the building stands.
Condos with purchaser-owners
When a condo reaches occupancy, many purchasers need a tenant at the same time. We give them one leasing program instead of dozens of competing listings: consistent pricing, managed listing counts per model, and a single point of contact for the builder. Owners who want ongoing care can hand the suite to BCR Property Management after the lease is signed.
Purpose-built rentals
For rental buildings we work as your leasing office: pricing and concessions by model, marketing, showings, applications, screening and lease signing, with reporting your team and lenders can use.
Talk to us about your project
Tell us about the building and your occupancy timing. Nerses Sraidarian, our Broker of Record, will follow up personally.

Frequently asked questions
When should we bring in a leasing team?
Ideally four to six months before first occupancy, so pricing, marketing and the release plan are ready when keys are.
Do you work with co-operating agents?
Yes. Co-operating agents are welcome, and we manage their offers and tenant screening the same way as our own.
Can you take over a lease-up that’s already started?
Yes. We start with a review of what has leased, at what price and how fast, then reset the plan.
Where do you work?
Across the GTA. Our head office is in Markham, with leasing offices in Leaside at the Upper East Village.
