Resale or pre-construction in 2026?
Both can work. The honest trade-offs:
Resale
- Rent from the first month; the numbers are real, not projected
- Financing on today’s appraisal, no closing-day appraisal gap
- Older buildings mean known maintenance fees and reserve funds you can read before you buy
- Competition from end users on the best units
Pre-construction
- Deposits of 15% to 20% spread over years, then interim occupancy before final closing
- Occupancy fees before you own, and a lender appraisal at closing that may come in below your purchase price
- Assignment rules and HST treatment need an accountant before you sign, not after
- The 2026 HST relief on new homes is for owner-occupiers; investors rely on the rental rebate rules instead
We sell both. We will tell you which one fits the building, the price and your timeline, and show you the rent and carrying-cost numbers before you offer.
How the hand-off works
Buy
A buyer agent who looks at the rent and the carrying costs with you before the offer, on resale or builder inventory.
Lease
Our leasing team lists, shows and screens, with an in-house tenant due diligence report before any offer reaches you.
Manage
BCR Property Management, our sister company, collects rent, handles repairs and inspections, and reports to you monthly.
Repeat
Owner statements and year-end summaries make the next purchase easier to plan.
Get the investor list
Tell us your budget, how you are financing and where you want to buy. We send current resale and builder inventory that fits, with the rent read on each.

Frequently asked questions
Do you show cash flow before I buy?
Yes. Rent from comparable leases, condo fees, taxes, insurance and financing at current rates, in one sheet, before you offer.
I live outside Canada. Can you still manage it?
Yes. BCR Property Management manages for non-resident owners and handles the non-resident tax filings that come with it.
What does leasing cost?
Tenant placement is quoted in writing before you sign. Management is 6% to 9% of monthly rent plus HST, depending on the property and the service level.

About the figures. Asking rents are the “from” prices for available suites on Big City Realty’s Upper East Village listings on October 20, 2026; they are not guaranteed rents. “500+ Upper East Village leases” is the number of leases signed by Big City Realty at 33 and 25 Frederick Todd Way and 36 Brentcliffe Road. Nothing on this page is investment, tax or legal advice; your accountant, lender and lawyer confirm the numbers for your situation.
