Two practical reasons. First, platinum-level brokerages get access to floor plans, pricing, and units before the general broker community, meaning better selection and stronger incentives for clients. Second, when issues come up after the sale (a deficiency, a closing-date conflict, or an assignment), the relationship matters. We can pick up the phone.
No. The developer pays the broker commission as part of their sales budget: the price on the agreement is the same whether you walk in alone or come through BCR. The difference is what you get on top: priority access, incentive negotiation, lawyer review, and ongoing support through occupancy and closing.
Tarion’s deposit protection covers a portion of buyer deposits if a project is cancelled. Delays are common in the GTA; your agreement of purchase and sale has provisions for outside occupancy dates, and your lawyer explains your rights at the 10-day review. We’re with you if any of this comes up.
Depending on the project’s sales velocity, often capped development charges, free assignment rights, free locker or parking, deposit-structure extensions, decor credits, and rental guarantees for investors. These are rarely advertised publicly. Bringing them to the table is part of our job.
Renders are marketing: the disclosure statement and standard features list are the actual contract. We pull the most recent disclosure statement before you sign, flag where finishes are upgrades vs. standard, and identify clauses that allow material substitutions.
