What is builder inventory?
Homes the builder still owns in a finished or nearly finished project. They’re new, often available to close soon, and builders use incentives to sell them.
Who qualifies for the HST relief?
If you sign an agreement for a new home between April 1, 2026 and March 31, 2027 and will live in it, you can get up to $130,000 of the HST back: the full 13% HST on homes up to $1 million, $130,000 on homes from $1 million to $1.5 million, and a reduced amount up to $1.85 million. It applies to all buyers, not just first-time buyers. Construction must start by December 31, 2028 and finish by December 31, 2031. Ask us how it works for a specific home.
Do I pay a commission?
On builder homes the builder generally pays the buyer agent’s commission. We’ll confirm it for each home.
